| Before selecting any property as a potential candidate,
DJ Bean and his team perform a Criteria Review. The first phase
in the Tenant Representation Process,
the Criteria Review usually takes 1-2 weeks and helps define
what you need and want in your new space. We ask questions about
location, budget, square footage, use of space, potential for
growth, time frame for the new lease and for the old lease,
as well as ownership options. They ensure you get what you're
looking for and within budget. They'll even visit your current
location to better understand your workflow needs. |

During this phase, our specific services include:
- Review of your space-planning analysis
- Review of your economic evaluations and engineering requirements
- Refinement of your new site goals and criteria

With your Real Estate Needs Evaluation in hand, DJ's team
can now begin the search for your perfect business location.
This phase generally takes up to 30 days. As in every step
in the process, it is their job, not to make the decisions
for you, but rather to provide you with all the information
you need to make them.
During this phase, their specific services include:
- Property Tours
- Assessing rental rates, land and building prices, leasing
activity and property use
- Researching future market trends
- Designing the structure of the transaction
- Identification of possible economic variables
- Contacting city officials to ensure the feasibility of
your usage and growth plans

Contract Negotiation and
Signing Services
| At this stage, they've searched for your new business
location and found properties that met your requirements. It's
time to negotiate. This is when their years of experience as
both agents and owners benefit you the most. They begin by creating
letters of intent and submitting them to the selected properties.
From there they may move on to site changes, if requested, and
then to signing, If there is ever a conflict between you and
the landlord, you can feel safe in the notion that DJ and his
team are dealing directly with them; representing your interests. |

Specifically, the negotiation and signing services
include:
- Identifying properties that should receive proposals
- Writing proposals for your review
- Submitting approved proposals to the landlords
- Negotiating the letter of intent
- Reviewing all documents*
- Meeting with contractors and/or developers to determine realistic
completion costs
- Meeting with space planners and interior designers to establish
timetables and potential costs
- Establishing a relocation timetable *
